Introduction
These Terms & Conditions govern all reservations, bookings, payments, cancellations, refunds, and use of the vacation rental known as Munds Cabin in the Pines, owned and operated by Irwin Ventures, LLC. By making a reservation through www.mundscabininthepines.com, you agree to these Terms.

Reservations
Reservations are subject to availability and are not confirmed until payment has been successfully processed and a confirmation has been issued. We reserve the right to decline or cancel reservations for payment failure, suspected fraud, inaccurate information, or violations of these Terms.
Pricing
Nightly rates are dynamically priced and may change until a reservation is completed. The total amount displayed at checkout, including applicable taxes and disclosed fees, is the amount charged for the reservation.
Payments
Payments are securely processed by Stripe. By submitting payment, you authorize Irwin Ventures, LLC to charge the payment method provided for the reservation amount, applicable taxes, disclosed fees, and any authorized charges permitted under these Terms or the Rental Agreement.
Cancellation Policy
Firm Cancellation Policy:
• Cancel more than 14 days before arrival: Full refund.
• Cancel within 14 days of arrival: No refund.
• Reservations booked within 14 days of arrival may be cancelled within 48 hours of booking for a full refund. After 48 hours, the reservation becomes non-refundable.
Refund Policy
Approved refunds are returned to the original payment method. Refund processing times depend on the payment provider. No refunds are issued for early departures, unused nights, weather, road conditions, wildfire restrictions, utility interruptions beyond our reasonable control, or dissatisfaction where the property substantially matches the published listing.
Reservation Changes
Requests to modify dates or length of stay are subject to availability and current pricing. Approval is not guaranteed.
Property Rules
Guests agree to comply with all published property rules, including maximum occupancy of seven (7) guests, no pets, no smoking or vaping, no parties or events, quiet hours from 9:00 PM to 9:00 AM, and compliance with all local fire restrictions.
Chargebacks
Guests agree to contact Irwin Ventures, LLC before initiating a payment dispute whenever possible. Reservation confirmations, payment receipts, communications, and acceptance of these Terms may be used in responding to payment disputes.
Force Majeure
Irwin Ventures, LLC is not responsible for delays, cancellations, or interruptions caused by severe weather, wildfire, road closures, government actions, utility failures, internet outages, or other events beyond our reasonable control.
Limitation of Liability
To the fullest extent permitted by Arizona law, Irwin Ventures, LLC shall not be liable for indirect, incidental, consequential, or special damages arising from reservations or use of the property.
Governing Law
These Terms are governed by the laws of the State of Arizona.
Changes
We may update these Terms from time to time. The version in effect on the date of booking governs that reservation.
